Financial Modeler Public Real-Estate ProjectsSUMMARY

The Concourse Group is looking for a candidate to support financial modeling of real estate-related projects serving public sector clients. This position is a hybrid position, and candidates must live local to the National Capital or Baltimore, Maryland Regions as attendance at our corporate office in Annapolis and/or at client sites in Washington, DC is required on a scheduled basis. This position may involve intermittent travel to client sites outside of the National capital region.

Our ideal candidate would have a background with financial modeling in real estate, asset management and/or public sector or commercial property management. The person we select will be someone who wants the job as opposed to needing a job and will reflect a passion for high-quality financial modeling.

This position requires strong communication skills, strong knowledge of Excel and other MS Office products, the ability to learn new skills quickly, and high standards for growth and work quality. While training on specific tasks will be provided, the ideal candidate will have a background in database navigation, financial calculations and analysis, preferably in the real-estate industry. This position also requires a high level of multi-tasking, time management skills and decision-making skills.

SKILLS AND ABILITIES

MS Office applications (Excel, PowerPoint, Word). Excel should be at an expert/advanced level.

Adobe Standard and/or Pro.

Data Visualization skills utilizing Excel, Power BI, Tableau, etc.

Skilled with attention to detail and employing methods of quality control in work product.

Ability to effectively manage communications and coordinate tasks in a hybrid setting where participants are in geographically diverse regions.

Ability to adapt to changing priorities and a wide scope of tasking.

Ability to solve problems using critical thinking.

Ability to assemble, communicate and present information clearly both verbally and in writing.

Ability to analyze social nuances in a project management setting involving multiple parties from multiple organizations.

Ability to understand customer problems, quickly learn new tools and technologies, and work both independently and as part of a team.

Ability to solve problems using a detailed and well-ordered approach.

Ability to work without direct supervision and independently with structured guidelines.

POSSIBLE TASKS

The creation of detailed pro-forma and financial models

Assist with ongoing analysis of operations and performance vs. pro-forma

Occupancy rate studies and occupancy historical trend analysis

Feasibility and cost-benefits analyses

Construct, manipulate, and continuously modify Excel-based models to calculate returns including IRR, NPV, and cash returns

Execute Market Analyses utilizing commercial databases

Support the transaction process in order to complete due diligence on targeted transactions, from acquisition to disposition

Prepare and review a variety of analysis regarding existing portfolio of properties, including but not limited to budgets, operating statements, appraisals, market surveys and studies

Produce written and visual reporting on modeling

Conduct analyses to address complex financial issues and determine financial deal viability

Assist with planning and policy issues

Willingness to learn, demonstrate, and apply better methods of analyzing real estate transactions

Provides support consistent with all aspects of determining project feasibility. Assist with the design, implementation expansion and continuous improvement of portfolio management

Assist in preparing briefings, participate in meetings and provide technology support for databases, web solutions and benchmarking future decision making

REQUIRED EDUCATION AND EXPERIENCE

Bachelor' s degree in Finance, Economics, Real Estate, or a related field

MBA a plus but not required

Demonstrate proficiency with Microsoft Office products

Expert proficiency in Excel highly preferred

1-2 years of in Financial Analysis experience preferred

PREFERRED EXPERIENCE

Internships completed for a Government (State, Local or Federal) Project directly related to finance, economics or public sector real estate.

Experience or familiarity with Real Estate Resources such as Dunn & Bradstreet reports, CoStar, RS Means and/or Builder.

OTHER:

Must be organized, positive, proactive, and results-oriented

Must be a U.S. Citizen

Must live local to the National Capital Region, including the Baltimore and Annapolis regions
